THE BUYING PROCESS DETAILS:
Once an Offer is Accepted and the Subjects Removed, the following steps occur:
- The Buyer gives his deposit cheque to his agent to be held in trust
- The Buyer’s agent delivers the Contract to Seller’s agent and a copy to you
- You need to decide on a lawyer or notary to handle the paperwork for you. Your realtor can suggest some professionals to contact. Fees may range in the $500 to $1,500 range for your side of the sale
- Your realtor’s office will forward the documents to your lawyer or notary
- You will need to prearrange on Possession Day for such things as: B.C. Hydro, Fortis Gas, Utilities, Strata Company, Telephone, Cable, Internet, Alarm and Insurance (effective at midnight prior to the Possession Day)
- About 1 week before closing, you will meet with your lawyer or notary to review the documents and make arrangements to forward the funds
- On Completion Day, the documents will be registered in the Lands Title office and your lawyer or notary will notify you that it has been done
- On Possession Day your realtor will obtain the keys, garage door openers, alarm codes, faubs, etc and will meet you at your new home! All manuals, plans, permits, etc will be waiting for you. This is the time to do a walk through to ensure all items are in place and the cleaning has been done to your satisfaction
