Pemberton, BC – March 31, 2025 – The first quarter of 2025 proved to be exceptionally active in the commercial real estate market of Pemberton, with a combination of key market drivers fueling substantial transactions.
Limited supply, heightened activity from First Nations' new business models, and Pemberton’s continued residential growth trajectory created an environment ripe for strategic investments. In addition, anticipation of interest rate reductions likely motivated many investors to act sooner rather than later, creating a dynamic and fast-moving market.
“It’s no surprise that we’ve seen such significant activity these past few months,” said Frank Ingham of Royal LePage Sussex, a recognized leader in the region’s commercial real estate market. “These factors, paired with the strength of my commercial expertise, played a major role in driving these successful transactions.”
During February and March, Ingham closed a deal with an Ontario-based company that acquired his commercial listing at 7446 Prospect Street. The property was formerly home to Valley Chainsaw, which will be relocating to their new site in the Pemberton Industrial Park— a sale Frank facilitated in 2023. Additionally, Ingham facilitated the sales transaction between the First Nations and his client the Hitching Post, one of only three destination motels in Pemberton, making it a prime investment opportunity. And finally, he helped a local commercial and construction business secure a prime lot at 7322 Industrial Way in the Pemberton Business and Industrial Park.
“These properties were all strategically priced to align with market demand,” said Ingham. “While commercial real estate in Pemberton is highly sought after and limited in supply, a balanced pricing strategy is key to achieving successful outcomes for all parties involved.”
Ingham’s extensive business background, including experience with franchises, leases, and commercial operations, has given him the necessary skills to navigate the complexities of commercial transactions, distinguishing him as a trusted advisor for both buyers and sellers.
“I’m always available to discuss creative options if companies or individuals are considering a sale or purchase,” Ingham said. With experience in both commercial and residential real estate, Frank has built a strong reputation in the region, with market activity and results reflecting his expertise.
